We offer hourly services, a fixed price, or a combination of the two.

Sacred Oak Homes will help you choose the estimation method and contract type best suited to your project. No matter which method you choose, we honor a wide range of budgets without compromising our values or commitments.

Fixed Price

This approach is best for anyone who has accurate, detailed plans and is reasonably sure they will make relatively few changes to the project. Based on a fixed scope of work, we set a fixed price, and the price will not change unless the scope of work changes.

Time and Materials

This model is ideal for smaller projects, emergency projects, or when the full project scope is unknown. For every hour we work on a project, we charge fixed hourly rates. In addition, we bill for our costs and an administrative fee (overhead + profit). Based on the project details that you can provide, we will do our best to estimate the total project cost. If the project scope changes, the total may also change.

Cost Plus a Fee

Cost-plus a fee works best for people who cannot make all of the final decisions upfront, and who want to start and finish their project as quickly as possible. All direct job costs (labor, subcontractors, materials) are billed to you at cost with no additional markup. This allows you to take advantage of our trade discounts, and secure lower prices than you could get on your own. Additionally, Sacred Oak Homes will offer you a fixed fee (overhead + profit) for managing your project. We calculate this fee based on our knowledge of typical project costs and estimated length of time. If a job takes longer or costs more than originally estimated, there are no additional fees for the client. The fee is only subject to change when the client makes a substantial change to the scope of work.

Time & Cost-Saving Tips:

  • Hire and talk with your builder early, before the plans are complete. Our many years of experience with various materials and methods may save you time and money in the long run.
  • Try to have your plans completely mapped out before construction begins so you can do as few change orders as possible.
  • When a potential change arises, let us know as early as possible. Often times we can mitigate the added cost and time of change orders through discussing alternative material or labor options.
